What data this site collects
This site does not have comments, user accounts, or a login system, so it does not set the cookies or collect the data associated with those features.
The one place this site collects personal data is the email-capture form on each eBook page, provided by Kit (formerly ConvertKit), a third-party email marketing platform. If you fill in one of these forms, the first name, last name, and email address you enter are submitted directly to Kit, not stored by this site, in order to send you the eBook you requested and add you to the relevant mailing list.
Kit's own script (loaded from f.convertkit.com) may set cookies or use similar technology as part of operating that form and mailing list. Kit's privacy policy, which governs how it processes this data, is available at https://kit.com/privacy.
Embedded content from other websites
Some pages on this site embed YouTube videos (for example, on the Speaking page). Embedded content from other websites behaves in the same way as if you had visited that website directly — YouTube may collect data about you, use cookies, and monitor your interaction with the embedded video, including if you have a Google account and are logged in.
Who we share your data with
Data submitted through an eBook form is shared only with Kit, as described above. This site does not sell or otherwise share your data with any other third party.
How long we retain your data
Data submitted through an eBook form is retained by Kit in accordance with Kit's own privacy policy and Marco's use of the Kit platform, until you unsubscribe or ask for it to be removed.
What rights you have over your data
If you have submitted an eBook form, you can unsubscribe using the link in any email you receive from Kit, or you can contact Marco directly (see the Contact page) to request that your data be corrected or erased.
MarcoRyan OS — Lulu Property Intake
MarcoRyan OS includes a private application called Lulu Property Intake, operated by Marco Ryan for personal property research. This application is separate from the public marcoryan.com website.
Lulu Property Intake connects only to the dedicated Google account mylulu.property@gmail.com using the Gmail API with read-only permission.
Google data accessed
The application accesses email messages and associated message metadata in that dedicated mailbox. It uses this information to identify property alerts, property listing links and related property information so that those listings can be researched and assessed for the account owner.
How the data is used
Google user data is used only to provide the private property-intake and research functions requested by the account owner. The application cannot send, modify or delete Gmail messages.
Storage and security
OAuth credentials are stored in Google Cloud Secret Manager. Property information derived from relevant property-alert emails may be stored within MarcoRyan OS so that properties can be researched, assessed and tracked over time. Access is restricted to the operator and the services required to provide this functionality.
Sharing and advertising
Google user data is not sold. It is not used for advertising, marketing, credit decisions or the training of general-purpose AI models. It is not transferred to third parties except where necessary to operate the application or where required by law.
Human access
The application processes property-alert emails automatically. Google user data is not routinely read by another person. The account owner may inspect their own data and application results.
Revoking access
Access can be revoked at any time through the security settings of the connected Google account. Revoking access prevents Lulu Property Intake from obtaining new Gmail data.
Google API Limited Use
MarcoRyan OS — Lulu Property Intake's use of information received from Google APIs will adhere to the Google API Services User Data Policy, including the Limited Use requirements.
